Condo plan approved
By Jenny LancourESCANABA - A condominium project to construct up to 52 residences off Willow Creek Road received a nod of approval from Escanaba City Council when it passed a zoning change Thursday.
Council approved a zoning request to change 22 acres of land from a light manufacturing district to a residential/planned unit development district for a condominium community.
The $13 million investment will include 52 units. The project will begin with construction of six units the first year and be developed further as the market demands, said architect Barry Polzin.
Part of the property will be preserved as is with the exception of trails, he explained. A pool and play area are also included in the project's design.
During the public hearing on the issue, Ronald Beauchamp, a nearby homeowner, expressed concerns about cost and marketability of the condos. He also questioned if the project meets the intentions of the city's master plan.
Beauchamp was among 15 of 42 residents, living within 300 feet of the property, who signed a petition opposing the zoning change.
According to the planning commission's recommendation to council to approve the zoning request, the proposed use is consistent with the city's master plan, meets ordinance provisions, and provides a needed housing type in Escanaba. Major modifications in the project will have to be approved by the planning commission.
Council unanimously approved the zoning change.
Council member Brady Nelson commended the project and said it is council's responsibility to look at the future of the community and create housing that meets the needs of people.
